Those who are planning to have condo units rented out usually have two important things to consider. Aside from making sure the space will appeal to possible renters, one must also think about how to make a home equally stylish and functional.

In this 80sqm, one-bedroom unit designed by interior designer Gwen Dy, the owner wanted to achieve a cool and funky vibe that many can relate to. With the rise in popularity of the industrial style, Gwen suggested having a cement wall finishing. The owner, who is a retired chief legal counsel based in Hong Kong, happily agreed and even proposed throwing in touches of lime green or yellow. The final look features a balance of edgy, bright, and homey—with an interesting mix of furniture and accessories.

Living Area

The living area highlights the cement walls, touches of gray, and yellow accents. Keeping the sliding doors bare allow natural light to stream into the space, adding to the airy and homey feel. Future renters have the option of using sheer drapes or vinyl blinds to block the sun's rays.

Wooden accessories and pieces add warmth and keep it from being too stiff. To make the unit as flexible as possible, most of the furniture picks are movable and easy to handle.

Gwen designed the coffee table, then had a local furniture maker customize it. It is made up of six solid wood tables with rounded edges in three different heights. The best thing about this customized must-have is it can be used as a center/coffee table as one then as extra seating or footrest individually.

Living Area

The dark gray tufted sofa bed takes center stage in the living area as it can accommodate guests in the morning and friends sleeping over at night. Sprucing up the wall above it is a lovely black-and-white photo of the New York City skyline.

Gwen shares that most of the pieces chosen for the unit are simple and plain, but when put together, these must-haves make up a beautiful and envy-worthy setup. This corner in the living area alone is already inviting and perfect for quiet weekend afternoons.

Decorating an open shelf can be tricky—especially if you want to showcase your favorite things. The secret lies in finalizing what you want to highlight. To brighten up the ladder shelf in the living area, Gwen mixed and matched cacti terrariums, yellow mason jars, frames, and a few storage picks—the result is a curated and stylish display.

RL Tip: Distribute your accessories and do not put all of your favorites on one shelf. You can dedicate a shelf for plants, another for photographs, and a shelf for various knickknacks, too.

To echo the home's theme in the bedroom, it features a balance of yellow and gray touches. The wall behind the bed is in light yellow, a perfect backdrop for the gray upholstered bed.

A sepia wall art with gold accents add an interesting touch to the wall above the bed. It perfectly complements the colors in the room. If you're looking for an easy way to give the bedroom a makeover, new sheets and pillow covers can do the trick. Choose a set that matches your room's palette, and you can play around with patterned beddings, too.

Instead of having ordinary nightstands on both sides of the bed, Gwen designed and customized ladder shelves. These pieces can function as side tables while giving the owners more space for their belongings—may it be framed photographs, potted plants, or a stack of books.
