Real estate is booming across the Philippines, and aside from Manila, properties in Cebu are among those with prices that keep on rising. Here, we've rounded up the Queen City of the South's most exclusive enclaves as well as the average price per square meter in each neighborhood.
Like its American namesake, Cebu’s Beverly Hills Subdivision is home to some of the city’s most wealthy and influential families. The enclave is filled with high-end residential properties, some of which are worth an upward of P30 million. But what really sets the subdivision apart are the gorgeous sweeping views of downtown Cebu.
Exclusive Amenities: One of the city’s most popular tourist attractions, the Cebu Taoist Temple, is located inside the village. The subdivision is also notable for its proximity to I.T. Park, Ayala, Capitol, and Guadalupe.

Maria Luisa Estate Park
Maria Luisa Properties’ Maria Luisa Estate Park originally started as a 10-hectare community. Today, it has become one of the city’s most coveted residential areas, and encompasses a total of 200 hectares of land. Located in Banilad, the subdivision is set among the Busay and Talamban hills. Privacy and security are of the utmost importance, with eight guard outposts and 33 roving security guards.

Exclusive Amenities: The enclave is famous for its wide streets and spacious lots, as well as the community activity center and pool.

Located in the suburb of Banilad, Paradise Village is one of the safest, secure, and nicest subdivisions in Cebu. Some of the city’s elite families have lived in Paradise Village since the ‘70s. These days, however, many expatriates and business executives call the community home.
Exclusive Amenities: The closed gate community has 24/7 roaming armed guards, children’s park, chapel, basketball court, and volleyball court. It’s about five minutes away from Ayala and it fronts the Cebu Country Club golf course.

Silver Hills is a quiet, compact high-end subdivision. The elevated hill village is comparably farther from the bustle of city, but the outside roads quickly lead to the main business and economic district of Cebu (Ayala, I.T. Park, and Banilad).
Exclusive Amenities: The subdivision is near schools and universities, shopping malls, restaurants, pharmacies, hospitals and other commercial establishments.
