RL Tips: The Punch List for your First Home (Part 2)

Save yourself from unwanted surprises before the “big move”

Yesterday, we gave you tips about checking utilities and doors. Today, we focus on the Kitchen and other Habitable Spaces - such as the bedroom and living room. Grab that paper once again and take note of these important items that you need to check.

The Kitchen

Lights, light switches, dimmers

  • All light switches are working without flickering?
  • Are all switchplates installed and properly aligned?
  • Check for quality of light bulbs installed- do they have the same wattage?
  • Are all dimmers working properly

Electrical outlets

  • Are all electrical outlets working properly? (check with electric tester courtesy of your electrician)
  • Is there a stable current of 220v? (to avoid damage to appliances due to fluctuation of electricity)

Kitchen sink, faucet and grease trap

  • Check for ample water supply
  • Check for leaks
  • Kitchen sink material quality (stainless steel, cast-iron, etc)
  • Is the kitchen sink properly sealed to the countertop?

Kitchen counter

Check for quality and finish:

  • For natural stones, must be polished, free from cracks
  • For butcher blocks, check for warping, dents, chipping or damage
  • For synthetic stones, check for stain resistance
  • Regardless of material, is it evenly sealed?

Provision for refrigerator 

Provision for cook range and exhaust

Flooring

  • Is it level?
  • Are the tiles hollow? (Check for hollow tiles by tapping on them either with the heel of your shoe or with a solid material such as a wooden rod or any similar material)
  • Are there any cracked or chipped tiles?
  • Are there gaps between the base and the wall; the base and the flooring?
  • Is it evenly grouted?
  • Has the grout been properly sealed?

Modular cabinets

  • Do all cabinet doors open and close easily?
  • Do the drawers glide smoothly without catching or buckling?
  • Are there any exposed screws?
  • Do all hinges have their screws?
  • Are the drawers and shelves sturdy? (Check for sagging of shelves and drawers)
  • Are there gaps in between the mitered corners or partitions?
  • Are the cabinet handles installed properly, level and on center?

Backsplash

  • Check for quality of material
  • If tiles, it must be properly grouted
  • Regardless of material, it must be properly caulked* to the wall

 *Caulk is a waterproof filler.

Windows and Screens

  • Do windows open and close easily?
  • Are the screens installed properly?
  • For sliding windows, are they sliding smoothly on their tracks?
  • Window locks and handles 

Walls

  • Alignment
  • Is the wall finish smooth?
  • Are there any cracks, smudges or stain?

Ceiling

  • Alignment
  • Are there cracks?
  • Are there stains?  (If yes, check for leaks)

 


Habitable Spaces - Bedrooms and Living Room
