Moving into your first home is a milestone. May it be a single detached house, a condo unit or a townhouse – we’re sure that you’ll want the most out of your hard-earned money.

After the excitement of moving in, you might begin to see minor oversights such as peeling paint, sagging doors, hollow tiles, and leaky faucets. These problems can be prevented through proper final inspection. Let these tips guide you before moving in.

Keep these tips in mind:

Allocate at least one whole day to go over your entire home.

Get down to the nitty-gritty of your house. Set a whole day for inspection so you get to check every inch of the house. Invite your architect or handyman to be present so he or she can take note of the items for repair.

Navigate per area starting from the main entryway.

Don’t miss out on anything! Create a punch list with items for your kitchen, dining, bathroom, bedroom and living room. A punch list is a helpful tool so you wouldn't miss an item or area.

Learn how to create a punch list here.

Start from testing the general utilities.

Is your circuit breaker working? Is your water valve in tip-top shape? It’s essential to test the main circuit breaker and water valve because these are considered as essentials at home.

RL Tip: If you’re moving into a condo unit make sure that you inform the administration if there are certain things that need to be repaired. Read more condo tips here.

Inspect installed items.

Are all light switches working without flickering? Are there any cracked or chipped tiles?

Check the overall cleanliness of the site.

Nobody wants to move into a filthy house. You can ask your contacts to clean the house prior to moving day or if you want to clean it by yourself, make sure you have the right cleaning tools!
