Keep your home in tip-top shape with these easy tips

Having a beautiful home doesn't just mean having stylish furniture and accessories. Every inch of it should be well-maintained and not wallowing in years of neglect. Former home economics professor Dr. Eleanor Malicdem discusses five common home maintenance problems and shares tips on how to deal with each.

1. Termite Infestation

A beautiful home will not stay beautiful for long if termites are slowly eating into its core. "Before you start your renovation from the roof down, you need to hire a termite control person to check and treat your soil, because termites come from the soil," says Eleanor.

Look out for signs of termite infestation: having ant-like insects crawling around your house, cracks and "bloated" ceilings and posts, and hollow sounds when you knock on wood members. Eleanor recommends having a termite check every six months.

2. Roof Leaks

"The roof gets affected by weather. It warps and it pops out…[then] water will seep into the rafters and also to the ceiling. When it is ignored, it will cause water to drip," says Eleanor. Use sealants and roof paint to seal different parts of the roof that have holes in it. But if you need to change your ceiling, hire a pro for exact measurement and quotation.

3. Clogged Drains

"Pag ayaw nang bumaba ng tubig, there's something wrong," says Eleanor, adding that soaps and falling hair are common causes of clogged drains in the bathroom, while oils cause clogs in the kitchen sink. Eleanor suggests having a net-like strainer on your drains to filter potential causes of clogging.

4. Detached Floor Tiles

"You keep on stepping on it and having some heavy things on it. The contact material will soften," says Eleanor when asked about why floor tiles get detached. If only a tile or two get detached, sand the bottom of the tiles so you can attach them back on the floor using tile adhesive. But if all your tiles have detached, hire a contractor for retiling.

5. Busted Light Bulbs

When your light bulbs start "blinking," or you see a black color around the head of the bulb, it's time to change your light bulbs. Go for LED light bulbs—they last longer and they help save energy, too.
