Buying your own home is a fun journey, but it can also be a stressful one. You have to make sure that your new home will be able to provide all of your needs, and to do that, inspecting the property several times before signing the contract and giving your payment is highly necessary.
Your final walk-through of your home is something that must be taken seriously so that no unintended consequences arise. Here are some tips to make sure to do during your last inspection of your soon-to-be-home.
1. Schedule it early
No matter how busy you may be, when it comes to purchasing a home, it is important to schedule your final inspection of the space ahead of time, at least a day before the property is turned over to you. If it so happens that there are things that need to be repaired which you were unable to check during previous inspections, you would have time to settle the issues with the sellers. It would be even more difficult to resolve the problems if you discover these mere hours before the home is turned over to you, or when you’ve already moved in.
2. Try everything out
In order to make sure that every system or appliance is functioning properly, be sure to test everything. See if the plumbing and light fixtures are working well, and if the appliances (if any) are also functioning. With regards to this, it may be best to ask your seller about the features they recommend testing, since they would already be familiar with the entire process of inspection.
3. Document the issues
Should issues with the property arise, make sure to take pictures or to write down notes to document these. You can use these data to inform the professionals involved so that the issues can be addressed appropriately before you move in. Make sure to keep the photos or notes until you are sure they will no longer be needed.
