This 27sqm Condo Unit Will Make You Fall in Love with the Japandi Style
Japanese aesthetic meets Scandinavian style in this homey space

We all know that designing a home goes beyond what will look good in photos. Consider it a win if you’re able to nail the style you have in mind while making the space as comfortable as possible. This is exactly what JPMADMAN Design and Build was able to accomplish when they completed this 27sqm condo unit in Mandaluyong. Set to be lived in by a law student, the space ticks all the boxes of what you’d want in a home—functional, inviting, and beautiful. The size of the unit didn’t even matter as the design team took it as a challenge to create a layout that maximizes every inch of space.
“It’s a one-bedroom unit that was converted into an open space to make it look bigger. It showcases a combination of Japanese minimalism and Scandinavian style with the use of elements such as clean lines, neutral colors, and materials like wood,” shares the design team. True enough, no corner of this unit is wasted – each area serves a purpose and the owner has enough storage nooks to keep clutter at bay and maintain the aesthetic. This condo home also proves that there’s a lot you can do in a condo unit – all you need is the right design and a layout that works.

Foyer
The design team carved out a mini foyer defined by a stool and decorative wood panels to match the overall look of the space. To maintain the clean aesthetic, the cabinets and shelves seem to blend into the walls to keep it seamless.
Open Layout
A glass divider used to separate the sleeping space from the rest of the unit. The designers decided to remove it to create an open layout and a less congested condo home. A few steps from the mini foyer is the living area on the left and kitchen/dining area on the right.
Living Area
The living area is cozy and perfect for welcoming guests – with a three-seater upholstered sofa bed and a coffee table. Neutral colors dominate the entire unit to match the wooden touches.

From the kitchen, you can see the cabinets incorporated into the unit’s design. Aside from the big one by the window, overhead cabinets on both sides can be used to store books, shoes, and other belongings.
When opened, the cabinets reveal a ton of space that can be maximized to organize the owner’s essentials.
Entertainment/Study Nook
Wooden textures add warmth to the unit and this is once again highlighted in the entertainment/study nook at the foot of the bed. Wires are expertly concealed while plants liven up the shelf. No space is wasted as with the addition of a chair, a study corner is created beside the dining space. If the space isn’t enough to accommodate books, the breakfast bar can be used.
Kitchen
To further maximize the space, the design team decided to combine the kitchen and dining areas. “The kitchen features a neat and simple layout with the cabinets featuring a white board finish and geometric-shaped tiles used as backsplash,” they explain. The tiles work as accents as well to break the monotony of white in the area.
Dining Area
Who wouldn’t enjoy heart breakfasts and snacks in this spot? The designers chose to have a breakfast bar to accommodate three to four people for meals. Matching chairs that go with the unit’s style complete the dining nook.

What if there are no guests? The bar/table can be folded to create space for cooking and moving around. A full-length mirror was installed in this part of the unit as well to achieve an open feel as well as to reflect the light that’s streaming through the window.
Sleeping Area
“The goal for this area is to serve as a private space while giving the owner easy access to other areas in the unit. Same materials of white and wood textures were applied to make the unit look bigger and brighter,” the design team shares. Off-white, double layer curtains dress up the window and complement the unit’s color palette.
From this angle, one can appreciate the openness of the unit and how homey it is. It’s ideal for studying and relaxing.
Bathroom
Dark-colored tiles define the T&B which work well with the quality fixtures. A small potted plant by the sink ties the private area to the rest of the unit.
